Q. WHAT TYPE OF LEASE STRUCTURE DOES MONOCACY STREET OFFER?

A. We offer group or joint and several liability leases.

 

Q. WHAT IS A JOINT AND SEVERAL LIABILITY LEASE?

A. With a joint and several lease agreement all tenants sign one lease agreement. Both the tenants and their guarantors are jointly and severally liable for all terms outlined in the lease agreement including the total rent due for the contract. Any revisions to the lease agreement must be agreed upon by all parties.

 

Q. DO I NEED A PARENT OR GUARDIAN GUARANTEE TO RENT FROM MONOCACY STREET?

A. Most students do not meet the financial requirements to lease a property without a parent, grandparent or other guardian supporting their financial obligation. We typically require the guarantee to be signed and notarized to be submitted at the time of lease signing.

 

Q. HOW DOES MY GROUP APPLY TO LIVE OFF CAMPUS WITH MONOCACY STREET?

A. Simply submit your information to us on the “Contact Us” page of this website and we will be happy to assist your group.

 

Q. WHEN DO I PAY MY RENT?

A. Rent is payable in monthly installments and is due on the first of each month.

 

Q. HOW DO I PAY MY RENT?

A. Rent must be paid online on our online payment portal located on the cozy.co platform, which can be accessed by clicking the “Tenant Portal” link located in the navigation bar on this website.

Q. CAN I PAY JUST MY PORTION OF THE RENT?

A. Yes. Our online payment portal allows for you to split the rent as you see fit among your group and pay your proportionate share.

Q. WHAT UTILITY SERVICES ARE INCLUDED IN MY LEASE?

A. We take care of trash removal services and tenants are responsible for all electric, gas, water and sewer charges.

Q. ARE WASHER AND DRYERS AVAILABLE?

A. All of our properties offer in-home, Energy Star® rated laundry systems.

Q. ARE PETS ALLOWED?

A. Unfortunately, pets are strictly prohibited.
